Stay out of Erie County, you'll save on taxes and idiotic "leadership". Plus, no emissions testing on vehicles. There are some really nice homes around Conneaut Lake, west of Meadville, and a nice golf course, if you're into that. Corry's not so great. There are an awful lot of really nice homes around Warren, but the refinery smell may deter you from there.
You really need to take a couple days and travel the area to see if anything suits your fancy.
I wouldn't live within 50 miles of Pittsburgh, but that's me.

What's desirable to you? Space to breath or not traveling an hour to get to a store?
I like anywhere in the National Forest but you will travel to get to anything. My camp is in Warren County...taxes are cheap.
LOL, this for sure. When I retire I'm going turn camp into my residence.

Halfway between may seem logical, but it may be better to be closer to one than the other, for emergencies and routine family get togethers.
N of I80, property values/ Prices are lower than south of it. Prolly because employment opportunities are fewer.
Use that internet thingy to shop land / houses.

I've been casually looking at very rural properties since about 2018. There were real deals then, and some areas of PA were very cheap. Post scamdemic, it seems that has changed. I guess that maybe people working from home, Yinzburghers, Phillyites, NYC, etc., moving are driving up prices. (?)
There's a price difference in the market from Berks (my home) to those rural areas, but not really that much any more. Taxes are cheap, but if I look at homes comparable to what I have now, even in somewhat depressed areas, I'm only seeing around a 10-15% 'discount.' Pre COVID they seemed like they were as low as 50% the price. YMMV.

I agree. I was looking at homes in the Kutztown school district, specifically the Albany township area, and aside from being too far a drive from work, I have seen prices in that area increase as well.
I remember a cozy 3 bedroom ranch home near my old place in the poconos selling for 40k around 2018, wishing that I bought it....but I leep forgetting that I was paying alimony and student loans at that time!

Excellent information all around.
The Boss doesn't want Warren, and also doesn't want to travel an hour to a store, but I prefer space. Hopefully a compromise can be met.
Definitely will be taking trips to see what's what.
Hopefully prices/buyer's market won't be as bad when we actually start the move.

Spot on, and your experience is in a small geographic area. It's even worse across the the greater area of the state.
Pre COVID I'd see 1200 SF livable homes on 40 acres for like $200-$250k in Clearfield, Tioga, Clinton, etc. areas and think 'I can sell my current home and have like $250k in hand.' Now they're double that, but my house hasn't doubled.
Is this a 'rural gentrification' LOL, as those with deep pockets fled the cities with high costs and saw 'bargains' everywhere?
