Moving to Columbia County

I currently live in NY and want to get out of here and into PA. I've been to the Bloomsburg area a number of times and like it there. Looking at real estate sites it seems land is around $9,000 per acre? Is this for real? I'm selling land in up state NY and it's around $2,000 an acre. That's an amazing difference for rural land in neighboring States. I love PA but I might have to look elsewhere.

When we looked for some land - the price was dictated by unimproved land versus "building ready", number of acre's, etc. I just searched in Bloomsburg and found 77 Acres - Bloomsburg, Columbia County, Pennsylvania for $199,900 that comes out to $2,596 per acre. I would suggest you get an agent and let them do all the leg work based on your needs. Now, don't forget - check out the tax rate.

Thank you. I know taxes are way less than NY which is one reason I want to move to PA. I'm looking at 10 to 15 acres at the most, buildable, as this will be my primary residence and rural preferably where I could do at least bow hunting on the property.

The University seems to drive real estate prices in and close to Bloomsburg as does the Medical Center in Danville. Look in the outlying areas a little. You should be able to find great prices relative to what you are accustomed to. If you make the move, welcome to the area. Let us know if need more info, contacts, etc.

Keep in mind the flooded regions... there are a lot of properties in the region that were hit very, very hard by last September's flooding. That can mean a value to some, or a risk to others. Regardless how you feel, I'd sooner know if property was subject to flooding going into it.

I've been looking for land in the area for the last six months and it is a mixed bag. Lots of farmland (Christmas tree farms) went up for auction a few months ago with a high price tag in the Mainville area...

It is a great area though - Bloomsburg native, born and raised. Good luck and welcome to the area when you make the move!
