Good/bad areas around Brodheadsville?
I'm looking at a house by Brodheadsville. Are there any areas I should avoid or look at? Other than race weekend crazies this area have any other quirks?

the ABSOLUTE AVOIDS are up past Mount Effort. (Sorry Lou you know its true!) - Indian Mountain Lakes and Sierra view suck, Sun Valley (Scum Valley) - avoid.
You'll run into some local resistance but nobody will give you shit as you are military... if they do their friends will kick their ass.
I would STRONGLY avoid anything right on 209 or 115, those roads just absolutely suck. You can get anywhere up where without touching them... if you come up I can show you the back ways pretty fast.
Try to avoid private roads, we have a lot up here and it makes it a PITA to get a mortgage and also a PITA in the winter / to get mail
Birches (Birches, III, West) aren't bad but they are getting worse. a ton of summer homes. There is a "ghetto" part over by Saylors lake in Saylorsburg and there is a big trailer park in Kunkletown at the base of Blue Mountain... clearly avoid living anywhere near them.
Anything you are looking at send to me and JCabin but generally speaking as long as you aren't somewhere that requires an HOE and doesn't have a stupid name about the local fauna you'll be fine.

Saylorsburg and Sciota = closest to 33
Mt.Effort, Bartonsville, Effort (Briches area) = closest to 80
Kunkletown = closest blue mountain
Kresgeville, Jonas = turnpike

All depends on where you will commute or work. I'm up 715 in McMichaels. Quiet, keys in my car and in the lawn tractor, nobody ever played mailbox baseball. You need to be more specific.
example: from my house to the Lehigh Valley the worst part is to get to 33 so if I was going to head south every day I'd look south of 209.
What is your budget if you are buying or renting? What school district?
I should have added that Carbon County in general is cheaper, easy to Allentown and Beltzville plus lower taxes.Last edited by Exbiker; June 25th, 2011 at 05:25 AM.

If you're looking at brodheadsville look again. There are many better little towns which aren't towns at all surrounding the brodheadsville area. Brodheadsville is a hot spot for drug traffic and criminal enterprise. Drunks are constantly getting in vehicle accidents there and the local population(see not local at all) have zero driving skills. The taxes are some of the highest in the county and the school district is laughable. On top of that, the traffic is horrendous year round. When I say horrendous, I really wish you could understand because it's no exaggeration. Even using the back roads to get around that town are congested.

I was looking at 320 Pohopoco Dr Brodheadsville, PA 18322
Its off of 115 a mile or so from 209. But I see tonight that it maybe too late.
I assumed any race weekend it's bad but I've been through there a few and it's not too bad from were I've been.
I still have pipe dreams of working at Tobyhanna but have famliy and friends here in the LV so thats about 1/2 between them both so it's the area I'm looking at.
I need to keep it under 230k best about 220. 3-4bedroom, 2 car or more garage and NO HOA! Of course bigger the lot the better. I've also checked out Jim Thorpe and Jonas.

Ive lived in this area going on 16 years...the only area that I would probably avoid is Sun Valley....

Sun Valley is small lots and generally smaller less expensive houses. Some were originally summer cottages. It's gotten a bad rap. There are a lot of really nice people there and they are working a cleaning things up. West End Fire company has now merged with the SV FD also.
Some of their board members come to township meetings and I find them to be pretty intent of changing the reputation of that development.Last edited by Exbiker; September 1st, 2011 at 08:19 PM.
