I agree with Dredley that foreclosures (and FSBOS, distress sales etc) can be a good deal. But, you have to be VERY careful about condition. A house in foreclosure or in danger of it may not have had good maintenance for a while. If it is empty, find out if it went through a winter without heat. Dampness and humidity can cause problems with mold, warped floors and woodwork and can deteriorate plaster and sheetrock. Banks and mortgage companies can throw monkey wrenches into deals re foreclosures. Some RE offices now advertise themselves as specialists in this field. An inspection BEFORE making an offer can be very useful (you may wind up avoiding a house with big problems) but getting access from a bank/mortgage co. can be tough. You pay nothing for a RE agent (the seller pays). Rent good advice (a buyers broker etc as I mentioned in an earlier post) and don't try to re-invent the wheel. It's been done already. I am not in the business. I used to advise veterans re the use of the VA Loan Guaranty benefit. I used it myself with the help of a top rated Buyers Broker(+GRI, CRS, Realtor). Learned from him and added to my speech.

Which gated communities have you heard bad things about? I'm curious too about what negative stuff you have heard about Indian Mountain Lakes. I am close to IML and it doesn't seem to be horrible, but I am open to differing points of view!

My only gripe about my community is the litterbugs. Some are great at throwing bags of trash on certain vacant lots. I recently did my own trash pickup and filled 6 trash bags. It wasn't what I expected living in one of the more sparse sections of my community. I run daily on those roads and I got tired of looking at the trash!

3. Need to check in and out all guests

4. dues suck, no value added for it, lower house values

5. Advanced notice of oversize vehicles (moving truck), need to be out by a certain time or the gate shuts down and you can't get out

We purchased a Foreclosure in Monroe County March 1 st. the problem with Foreclosure is ours was a TOXIC FORECLOSURE,that means various problems,Ours was the Liens were never taken off by the Judge,a QUICKY was done,In order to close the bank could (1) drop the deal or (2) at closing pay all liens out of their pocket which they choose to do the bank walked away negative from the sale ,and we got a great deal,was it worth the aggravation ? now that we are settled YES but prepare to be taking ANXIETY medication till you close and good luck !

Have to agree with this one. When we first moved up here we lived in PCP (back when it was still a nice place to live) the guy we rented from kept trying to get us to buy it but the regulations just pissed me off big time, stuff like:

Can only paint your house certain colors

Can't have a yard sale

Any major changes to the property (landscaping etc) had to be approved by the board.

Can't have large veggie gardens

Sorry but that's not owning a home, that's damn near leasing a property from a community.

HOA's are for city folk and suburbanites that want to live in country with “civility.”

If you want to live in the sticks get used to having neighbors with chickens, and few derelict vehicles. Otherwise stay where you are. We’ll all be happier in long run.

I take it that "PCP" is Pocono coutry place? I have only driven by it a few times on 196, but what I have heard second hand is not good.

Anything called PCP can't be good.
How long have you been in the Pocono's? It usually only takes a few weeks of watching the news for PCP to rear it’s head, unless you consider that second hand.
