I'm a NY transplant too. Unfortunately we seem to be in the minority that are pro 2A. I've only been here 5 years. I didn't come here to change PA to be more like NY. I want it to at least stay the way it is or ideally, be more conservative as it used to be. My family is the same way.

I built a home on 5 acres in saylorsburg in 1987.
taxes at the time all in were $980
in the early '90s all the transplants moved in and they built schools like crazy and the taxes went crazy too
now some of those new schools are no longer in operation because people stopped moving there because the tax bill on many properties is higher than the mortgage payments
a few years ago I ran into an old neighbor and he said the taxes on my old place are over $11,000 and if the current occupant didn't have parental help he'd probably have to sellEcclesiastes 10:2 ...........

For starters... avoid anything blue on this map from 2020 election (Monroe is blue)

Honestly, I think your defined terms are somewhat self-defeating. Most any place within 2 hours of NYC (i.e. effectively at most 1 hour into PA) is gonna have a goodly share of what you don't want. Carbon County may be among your best bets within that zone, but even if you find a little corner in that 2-hour-radius that's still sensible... how long will that last? 5 years? Cancer spreads.
