Most reputable instructors carry their own insurance and will have their clients sign wavers.

That being said be careful who you invite and don’t do anything unsafe or stupid.

The instructor's insurance will only cover the instructor, not you. If one of the students gets injured, you (as the range owner) and the instructor could both get sued. FYI - you home-owners insurance will not cover this. We did a LOT of research on the best range insurance and finally went with Lockton Affinity underwritten by Lloyds of London. Here's our contact info at Lockton:

My non-attorney advice, create an LLC and everything that goes with it, have your LLC purchase a plot of land, build your range, insure it, then let people instruct there. Anything else and you are opening yourself up to a very litigious society.

    What WCMG said.

What your basically looking to use your home for your instructing business.

You also need to check with your zoning office. I am allowed to shoot all day on my property, however if I were to get my FFL or do gunsmithing work for a job then I CAN NOT discharge a firearm on my property if it’s for business reasons.

And you're in Philly? Haven't seen too many berms there.
