I'm looking at a house by Brodheadsville. Are there any areas I should avoid or look at? Other than race weekend crazies this area have any other quirks?

what are you looking for dude?
the ABSOLUTE AVOIDS are up past Mount Effort. (Sorry Lou you know its true!) - Indian Mountain Lakes and Sierra view suck, Sun Valley (Scum Valley) - avoid.
You'll run into some local resistance but nobody will give you shit as you are military... if they do their friends will kick their ass.
I would STRONGLY avoid anything right on 209 or 115, those roads just absolutely suck. You can get anywhere up where without touching them... if you come up I can show you the back ways pretty fast.
Try to avoid private roads, we have a lot up here and it makes it a PITA to get a mortgage and also a PITA in the winter / to get mail
Birches (Birches, III, West) aren't bad but they are getting worse. a ton of summer homes. There is a "ghetto" part over by Saylors lake in Saylorsburg and there is a big trailer park in Kunkletown at the base of Blue Mountain... clearly avoid living anywhere near them.
Anything you are looking at send to me and JCabin but generally speaking as long as you aren't somewhere that requires an HOE and doesn't have a stupid name about the local fauna you'll be fine.
I've been here for 31 years :P
Saylorsburg and Sciota = closest to 33
Mt.Effort, Bartonsville, Effort (Briches area) = closest to 80
Kunkletown = closest blue mountain
Kresgeville, Jonas = turnpike
- make sure you buy a lot of land... we need somewhere local to shoot and hunt :P
All depends on where you will commute or work. I'm up 715 in McMichaels. Quiet, keys in my car and in the lawn tractor, nobody ever played mailbox baseball. You need to be more specific.
example: from my house to the Lehigh Valley the worst part is to get to 33 so if I was going to head south every day I'd look south of 209.
What is your budget if you are buying or renting? What school district?
I should have added that Carbon County in general is cheaper, easy to Allentown and Beltzville plus lower taxes.
If you're looking at brodheadsville look again. There are many better little towns which aren't towns at all surrounding the brodheadsville area. Brodheadsville is a hot spot for drug traffic and criminal enterprise. Drunks are constantly getting in vehicle accidents there and the local population(see not local at all) have zero driving skills. The taxes are some of the highest in the county and the school district is laughable. On top of that, the traffic is horrendous year round. When I say horrendous, I really wish you could understand because it's no exaggeration. Even using the back roads to get around that town are congested.
I was looking at 320 Pohopoco Dr Brodheadsville, PA 18322
Its off of 115 a mile or so from 209. But I see tonight that it maybe too late.
I assumed any race weekend it's bad but I've been through there a few and it's not too bad from were I've been.
I still have pipe dreams of working at Tobyhanna but have famliy and friends here in the LV so thats about 1/2 between them both so it's the area I'm looking at.
I need to keep it under 230k best about 220. 3-4bedroom, 2 car or more garage and NO HOA! Of course bigger the lot the better. I've also checked out Jim Thorpe and Jonas.
I don't have my heart set on any one town.
Monroe County school taxes (Pleasant Valley) are significantly higher than Carbon County. I agree with avoiding Sun Valley. However, I don't think Indian Mountain Lakes is that bad. It's a gated comunity, which has it's ups and downs. IML is half in Carbon and half in Monroe County. The half in Monroe is in the Pocono Mountain (west) School District. Some communities that go to Pocono Mountain West High school have become a bit of a New York City suburb. A few of the western Monroe counties are now covered by Pocono regional police as a result of the recent population increase and...er....trouble.
I have found that the only place that is really problematic on race weekends is Blakeslee, which is where PA 115 crosses I-80. Maybe Effort, too, but driving through Brodheadsville isn't too bad for me on those weekends. Chestnuthill township (Brodheadsville area) does not have its own police force, but the local State troopers have stepped up over the past few years, but this has happened moreso on a reactive than proactive basis to crime in the area.
Rosco, that's a decent area. That's between 115 and 715 behind Country Side and easy to get to and avoid traffic. In this area most subdivisions are named so when you find one you like go to it in this link and see all homes for sale in it. 200-210 buys a lot of house right now.

If you see one with a HOA check here to see if it's a PITA. I don't like them but they all aren't horrible.

Don't just look for a paved road, make sure it's a paved township or state OWNED road.
Your best friend in a really good RE Broker. (I am not in the business) Get the free mags re RE For Sale and look at the sales people. The best will have designations after their names (ABR accredited buyers broker works for YOU, CRS certified residential specialist, GRI graduate of the RE Institure, Realtor- subject to a code of ethics that can be enforced. It takes years to get all of those and dedication. Find some who have most if not all of the designations. Interview and find one you like. Give him/her a list of the 10 things you really want (and why) and the 10 things you really don't want (and why). That's things like an easy commute (+) or a HOA (-). All homes suggested match your wants and needs or you find another salesperson. Listen to the salesperson if they present alternatives. They know the area, the market, and the history of the homes. Take advantage of that. If you are interested in repos, get someone who also specializes in that. An inspection by a member of ASHI (American Society of Home Inspectors) is a great idea BEFORE you make an offer. You can get ammo from the inspection that can be used in your offer
your best friend is foreclosures :P there are a ton all over the place and yeah 200k+ up here is going to get you a nice chunk of real estate with a house on it that is pretty solid... prices around here have really crashed
you can get way more in carbon then monroe, no doubt about it. the closer you get to jersey the higher the prices go (generally speaking)
anything that says "gated community" should be avoided.
