Move to Berks County (not Reading). You'll find the further you get away from Philadelphia and Jersey you will have cheaper car insurance, housing and in many areas far less crime. I lived in South Jersey in the early 1960's (Haddonfield) and loved it but as urban sprawl occurred moved back to Pa. Also lived on the Mainline (next to Merion East G.C.) where my Aunt's house is still located. Cousin lives there now.

Several are within a couple blocks of 202, some are not.

Google Bill Smith Blvd, then look north from there. Smaller homes, always some rentals in that neighborhood that are very affordable.

In the other direction, head south on 202 look at the area around Gateway shopping Center where Valley Forge Road crosses 202. Chesterbrook usually has some rental condos, although they probably go for more than a house in the Bill Smith area.

Several Apartments in the area. Valley Forge Towers, The Marquis Apartments, and several others. Might make sense to come on down and spend a day scouting the area.

Spend a little time with google looking at the maps in the areas I've delineated, that may help too.

Most realtors aren't interested, not a lot of commission involved.

however, my ex-wife is a realtor in the area. PM me your details, and I'll see if she'll take a run at it for you, I'm still on pretty good terms with her.
